Quieting title; judicial disposition

Sec. 15. With respect to an action initiated under section 14 of
this chapter, if the court finds that the plaintiff's title is invalid and
that the plaintiff is not entitled to a refund under section 11 of this
chapter, the court shall ascertain the amount due the plaintiff under
section 12(c) of this chapter and from whom the amount is due. The
court shall order that the sum so ascertained be paid within a
reasonable time. If the payment is not made, the court shall order that
the real property be sold to pay the judgment and that the right of
redemption of the defendants to the suit, and all persons claiming
under them, is foreclosed. When real property is sold under this
section, the sheriff shall, upon payment of the purchase money,
execute and deliver to the purchaser a deed in fee simple for the real
property. The purchaser may then take immediate possession of the
real property, and there is no right of redemption from the sale.
