Conclusion Because we find that the Jess Ranch sale provides a relevant comparable to the Victorville property, we have focused primarily on the characteristics of the sale of that parcel of land for our analysis. Based on this comparable sale, we conclude that the value of the Victorville property on the valuation date was $5,463,666, or $1.35 per square foot.
