- 7 - improvements, replacements, or repairs of any kind or character to the Demised Premises during the Term of this Lease. Lessee shall at all times during the Term hereof, at its own cost and ex- pense, keep the Demised Premises in good and rea- sonable operating condition and repair, and in such condition as may be required by law and by the terms of the insurance policies furnished pursuant to the terms of this Lease, specifically including, but not limited to, the replacement of any Tangibles which may be required by law or regulations or which may have become worn or obso- lete, whether or not such repairs or replacements shall be structural or nonstructural, interior or exterior, extraordinary or ordinary, and whether or not the same can be said to be within the pres- ent contemplation of the parties hereto. All such repairs or replacements shall be performed by duly licensed contractors reasonably acceptable to Lessor and in a manner reasonably acceptable to Lessor. * * * * * * * (d) Road Maintenance: Lessee acknowledges that access to the Demised Premises is by an ease- ment to a road which is more commonly referred to as “Maple Street.” Lessee shall be solely respon- sible for any costs incurred by or imposed on Lessor for the maintenance of such road. * * * * * * * 9. Alterations. Lessee shall not make any alterations or additions to the Demised Premises with- out Lessor’s prior approval, which approval may be withheld in Lessor’s sole and absolute discretion. Any mechanic’s lien filed against the Demised Premises for work or materials claimed to have been furnished to Lessee shall be discharged of record by Lessee within ten (10) days thereafter, at Lessee’s expense * * *. 10. Use of Demised Premises. Lessee shall use and occupy the Demised Premises solely for operation as a child day care facility.
